These Terms & Conditions govern all bookings and stays at The Mill (“we”, “us”, “our”). By making a reservation, the guest (“you”) agrees to be legally bound by these terms.
1. Booking & Contract Formation
A booking becomes legally binding once we confirm availability and the required deposit or full payment is received.
The person making the booking is responsible for all guests included in the reservation. For group bookings, the lead guest acts as the contractual representative for the entire group.
2. Prices & Payment Terms
All prices are listed in EUR (€) and include applicable taxes unless stated otherwise.
Deposits are required at the time of booking to secure your dates, as follows:
Individual room bookings and The Nest: a deposit of 30% of the total booking value is required at the time of booking. The remaining balance is due no later than 14 days before arrival.
Group / full-house bookings: a deposit of 30% of the total booking value is required at the time of booking. The remaining balance is due no later than 28 days (4 weeks) before arrival.
Studio bookings (half day or full day): payment is required in full at the time of booking.
Failure to pay the balance on time may result in cancellation of the booking without refund of the deposit.
3. Cancellation Policy
All cancellations must be made in writing (email is acceptable).
24-hour cooling-off period
If you cancel your booking within 24 hours of making it, we will refund your deposit in full, regardless of your arrival date. After this 24-hour window, the deposit becomes non-refundable in all circumstances.
Individual room bookings and The Nest:
Cancelled 14 or more days before arrival: balance refunded in full. Deposit is non-refundable.
Cancelled between 7 and 13 days before arrival: 50% of the total booking value refunded.
Cancelled less than 7 days before arrival, or no-show: no refund.
Group / full-house bookings:
Cancelled 28 or more days before arrival: balance refunded in full. Deposit is non-refundable.
Cancelled between 14 and 27 days before arrival: 50% of the total booking value refunded.
Cancelled less than 14 days before arrival, or no-show: no refund.
Studio bookings:
Cancelled 7 or more days before the booking date: full refund.
Cancelled less than 7 days before the booking date: no refund.
Early departure does not entitle the guest to any refund.
If we are able to rebook your room or dates following a cancellation, we will endeavour to offer a partial refund or credit at our discretion. This is not a contractual obligation. If we cancel your booking for any reason within our control, you will receive a full refund including your deposit.
4. Security Deposit
A refundable security deposit may be required for group bookings or stays of 7 nights or more in The Nest. If required, the amount will be communicated at the time of booking.
We reserve the right to deduct costs from the security deposit for: damage to property, excessive cleaning, missing items, or violation of house rules. Any remaining amount will be returned within 5 days of departure.
5. Use of Property & House Rules
The Mill is a private property. Only registered guests may stay overnight.
Guests agree to:
Respect quiet hours: 22:00–07:00
Behave in a respectful and lawful manner at all times
Follow all house guidelines provided on-site
The following are strictly prohibited:
Illegal activities of any kind
Use of illegal substances
Excessive noise or disruption to other guests or neighbours
Parties or events not explicitly agreed in writing at the time of booking
We reserve the right to terminate a stay immediately and without refund if these terms are breached.
6. Liability & Assumption of Risk
Guests use the property, grounds, and all facilities at their own risk.
To the maximum extent permitted under applicable law, The Mill shall not be liable for: personal injury, illness, or accidents occurring on the property; loss, theft, or damage to personal belongings; or interruptions to the stay arising from circumstances beyond our control.
This limitation does not apply in cases of gross negligence or wilful misconduct on our part, as required under EU and Czech law.
7. Damages & Indemnity
Guests are financially responsible for any damage caused by themselves or their group during the stay. The lead guest agrees to indemnify and hold harmless The Mill against damages, losses, or legal claims arising from their stay or behaviour on the property.
8. Health & Safety
Guests must inform us in advance of any relevant health conditions, mobility requirements, or risks that may affect their stay. Participation in any optional activities — including use of the art studio, outdoor areas, or property grounds — is entirely voluntary. Guests agree to follow all safety instructions provided.
9. Food, Meals & Allergies
All meals are included in room bookings (individual rooms and full-house group bookings). Meals are not included in The Nest or studio-only bookings.
Meals are provided as a flat rate inclusion. This covers breakfast, lunch and dinner each day of your stay. Meals do not include alcohol — drinks are available separately. No reduction or refund is made if a guest chooses not to take any or all meals on a given day.
Guests must disclose all food allergies and dietary requirements prior to arrival. While we take every care in preparation, we cannot guarantee a fully allergen-free environment. We are not liable for allergic reactions unless caused by proven negligence on our part.
10. Pets
Pets are not permitted as standard. Exceptions may be considered for well-behaved dogs — please contact us before booking to discuss. Unauthorised pets may result in additional cleaning charges or termination of the stay.
11. Smoking
Smoking is not permitted anywhere inside the Mill buildings. Guests may smoke in designated outdoor areas. A cleaning charge will be applied if this rule is breached.
12. Force Majeure
We are not liable for failure or delay in performance due to events beyond our reasonable control, including but not limited to: natural disasters, government restrictions, pandemics, or utility failures. In such cases, we will endeavour to offer rescheduling or credit where possible.
13. Right to Refuse Service
We reserve the right to refuse or cancel a booking at any time if: false or misleading information was provided at the time of booking; payment obligations are not met; or the booking poses a genuine risk to the property, staff, or other guests. In such cases, any amounts already paid beyond the non-refundable deposit will be returned.
14. Photography & Media
We may occasionally take photographs of the property and grounds for promotional use. Guests will not be photographed without their knowledge. If you would prefer not to be included in any photography during your stay, please inform us in writing.
15. Privacy & Data Protection (GDPR)
We collect and process personal data solely for the purposes of booking management and legal obligations (including guest registration as required under Czech law). Your data will not be shared with third parties except where required by law. You have the right to access, correct, or request deletion of your personal data at any time by contacting us directly.
16. Governing Law & Jurisdiction
These Terms & Conditions are governed by the laws of the Czech Republic. Any disputes arising from or relating to a booking or stay at The Mill shall be subject to the exclusive jurisdiction of the competent courts of the Czech Republic.
17. Acceptance of Terms
By confirming a booking, you acknowledge that you have read and understood these Terms & Conditions and agree to be legally bound by them. These terms apply to all guests included in the reservation.
